Officially Named

The Indiana University Board of Trustees have approved the name, Union Street Center, for the new on-campus apartment complex that will be opening soon.

The seven buildings in the complex have been given the following names:

A Building – Hickory Hall
B Building – Birch Hall
C Building – Cedar Hall
D Building – Linden Hall
E Building – Cypress Hall
F Building – Beech Hall
G Building – Pine Hall

Renovations To Begin At Briscoe, Tulip Tree

As Residential Programs and Services (RPS) prepares to open a new housing complex at Tenth and Union Streets, plans for renovations at existing buildings are being finalized. The board of Trustees has approved plans to renovate Briscoe Residence Center and Tulip Tree Apartments.

A two year renovation project at Briscoe Residence Center begins in May. Updates will convert current student rooms into four person suites, which will include two bedrooms, a shared living room, and bath room. The exterior entrances and awing will also be reconstructed. There will be two phases of the construction project with renovations to begin at Briscoe Shoemaker in May and end in August 2011.The second phase will include Briscoe Gucker and the Chill Water Plant, which is scheduled to begin in May 2011 and end in August 2012.

Tulip Tree apartments will undergo a complete renovation of every apartment to include new plumbing, heating and cooling system, kitchen and bathroom fixtures, floor covering, sprinkler system, exterior windows, paint, card access security system, and exterior landscaping. Approximately 60 percent of the units will be closed September 2010 through December 2011. The remaining units are expected to complete by the spring of 2013.

Tour a New Apartment!

RPS is excited to show off the new apartment housing at Tenth and Union Streets. Come tour a furnished four bedroom apartment during the below tour times at the Tenth Street entrance. No reservation is needed. Remember to cross at Tenth St. and Union St. or Tenth St. and Sunrise Dr. at a crosswalk and follow the signs to the tour entrance.

RPS staff will be on site to answer any questions and assist with the sign-up process. The complex is filling quickly, but limited space is still available. Sign up today to make sure you secure a unit for 2010-2011!

Progress Made as Sign-Up Begins

As students begin to sign up for the units, workers apply lime stone exteriors and roofs to Buildings A and B, and continue to frame and weather proof buildings started later in the construction process.

Comparing New Housing vs. Off-Campus Rates

Comparing apartment rates can be confusing. Apartments usually quote a monthly rate, while RPS quotes prices by the academic year. To make an accurate comparison, some basic math is required.

If a one bedroom, one person apartment in town costs $600 a month and the contract term is 12 months, that apartment is going to cost $7,200. Next you need to determine if that amount includes utilities, such as, electricity, heat, water, local phone service, cable, and internet. If it does not include these things, renters need to add these expenses to the rental amount to get a more accurate cost estimate.

For the purpose of this exercise, assume the rental rate does not include utilities and the monthly expenses are as follows: $30 for electricity, $25 for heat (gas), $25 for water, $25 for local phone, $70 for cable and internet. The utilities would then come to an additional $175 a month. That means the apartment in this example costs $775 a month, or $9,300 over 12 months.

The same thing can be done for the RPS quote. The cost is $8,700 for a one bedroom, one person apartment for 10 months including the extension to move in mid August and move out in mid May. The extension will cost $200 for a total of $8,900. The cost would then be $890 a month, but is billed through the bursar in two installments of $4,450. All utilities are included, so there are no other additional charges.

Other things students should consider when looking at off-campus apartments are the cost associated with transportation to and from campus and if the apartment can be subleased if the student will not be staying in Bloomington for a portion of the summer, as many students leave Bloomington for internships or to return home.

As explained above, an apartment unit in the new complex may be more cost effective for students. Students should assess their individual needs and to make an informed decision about housing for next year.
